A Gatineau developer wants to build a two-story project near Carleton University that would have a 26-story mixed-use high-rise building with a large student housing component.
In a recent planning application, the Katasa Group says the development on the corner of Carling and Bronson avenues would be built in two phases, with the high-rise building first built, followed by another nine-story apartment complex.
The 26-story tower will feature a four-story podium with more than 80 rental units targeted at students and a further 150 rental suites on the floors above.
The building would have 7,500 square feet of amenities such as a theater room, study rooms, music rooms, lounges and a fitness center. The plan also requires a small shop space on the ground floor that is expected to house a coffee shop.
Phase two of the project would be a nine-storey building facing Cambridge Street that will include about 100 rental units. Both buildings would be serviced by a two-story underground garage with 174 parking spaces, including 22 for visitors.
The 82 meter height of the proposed high exchange exceeds the current zone boundaries, which range from 11 meters to 30 meters depending on where the building is located. The developer is also requesting zoning to allow for reduced setbacks.
